Five teenagers with powers they cannot control are held in a facility that says it is treating them, and the treatment is the problem.
It is a haunted house film with mutants in it. Five young people are locked in a secret hospital, told they are dangerous, and made to relive the worst thing each of them has ever done, and for once the genre furniture is not the point. The point is that being told what you are by an institution is its own kind of injury.
It is a spin-off, the thirteenth and final film of this continuity, and it arrived after its studio had already been bought by the one that owns everything else in this catalogue.

Filming finished in September 2017. The film was originally dated for April 2018, moved repeatedly, and did not reach cinemas until August 2020, by which point 20th Century Fox no longer existed as an independent studio and the series it closes had already been superseded.
